The Short-Term/Vacation Rental Registration Process

Vacation Rental Definition: shall mean any unit or group of units in a condominium or cooperative or any individually or collectively owned single-family, two-family, three-family, or four-family house or dwelling unit that is rented to vacation occupants for more than three times in a calendar year for periods of less than 30 days or one calendar month, whichever is less, or which is advertised or held out to the public as a place regularly rented to vacation occupants, but that is not a timeshare project.

How do I submit a Short-Term Rental Registration?

PREPARE AND GATHER REQUIRED DOCUMENTS

A vacation rental registration requires the following items:

  • Proof of ownership, including name, address, and phone number of each person or entity with an ownership interest in the property.
  • Corporate-owned properties must submit a valid Federal Employer Tax ID.
  • Property description including gross square footage, number of bedrooms, kitchens, and on-site parking spaces attributable to rental use.
  • A copy of the vacation rental's current and active license as a transient public lodging establishment with the Florida Department of Business and Professional Regulation.
  • Provide evidence of liability insurance covering the use of the property as a rental property.

The application should be submitted by using the City of Cooper City's Short-Term Rental Portal.

INSPECTION(S)

Inspections may be scheduled through the Community Development Department. Please call 954-434-4300, option #4. All inspections will need to be completed prior to approval. To help prepare for the necessary inspection(s), please review a City presentation with common requirements.

CERTIFICATE OF OCCUPANCY/CHANGE OF USE ISSUANCE

A Certificate of Occupancy/Change of Use will be issued following the successful completion of all required inspections.

OBTAIN BUSINESS TAX RECEIPT

Every business located within Cooper City, must have a Local Business Tax Receipt (LBTR) to engage in business within the city. Please visit our LBTR page to learn more

ANNUAL RENEWAL AND INSPECTION

A notice of renewal will be mailed to both the physical address and email address supplied in the initial registration process. Renewals are due no later than September 30 to avoid late fees.
